There are a wide range of reasons why a business needs to update and refit their offices. It could be through business growth, or to attract the highest calibre of employees; perhaps your current working environment doesn’t allow you to entertain clients as well as it could. Or maybe your lease is running out and you are looking to move locations. Whatever the reason, we will work closely with you to understand what you need, the culture of your business and the right solution for you.
Moving office can be a smooth and easy process. Understanding exactly what a business needs and tailoring the requirements to fit it is key to a successful finished office.
We know that having the right processes in place is vital to a successful finished project, so we have a simple five step guide to ensure our approach is in line with your goals
The first step in our process is for one of our project directors and designers to meet with you to discuss your plans, aims, wants, objectives and needs for your new office. We are friendly, professional and approachable. We will ask lots of questions and about the environment you want to create and what is important to you as an organisation are always discussed. Building a detailed understanding of your business and factoring in your business growth and expansion in to the brief are all part of the process.
We will also visit your current and new work spaces to get an good understanding of where and how you operate at the moment and what the new space has to offer. All of this is done prior to working on step 2. Every client has different needs, we totally understand that, we are here to help.
Digesting all the data from our step 1 meeting, our creative and experienced design team will interpret your requirements, needs and wants and put them into at least three preliminary space plan concepts for review and feedback.
Collaborating with you, we will review the concepts and following feedback from yourself, we will make the necessary tweaks and amendments of your preferred concept or a hybrid of each of the the concepts so we can get to a final 'design freeze' layout. That is the layout that works best for you and the one we will use for the next step, step 3
Once we have a 'design freeze' on your layout, your designer will work on the creative element of colours and textures for your new space, taking care and focusing on attention to all the details. Along side that process, our 3D team will be building fantastic visuals of what your new workspace will look like based on your selected layout and the finishes our skilled interior designers will create for you.
Concurrently your project director will working closely with the designer to ensure that they are in sync regarding all the selected design finishes. Your project director will be working on the main build schedule of works as well as a detailed furniture schedule, so we can get a transparent understanding of what the potential costs are for the project, based on the selected finishes.
Now we have collated our ideas, put them into the 3D visuals, prepared detailed and transparent build and furniture schedules, it is time to meet again to review everything we have prepared. Meeting at either of our various locations, your offices or at a spot most convenient for you.
The step 4 meeting will be where we bring your new workspace to life, with realistic 3D visuals and a myriad of finish samples to view. Alongside the visual delights ,there is invested mental energy applied to reviewing the various schedules of works that have been prepared for you. Following the step 4 meeting you will have a wealth of knowledge of what your new workspace could look like and the potential costs.
If you decide you want to work with us and allow us to create an amazing workspace for you, an appointment letter (letter of intent) is signed and then the real work begins and our projects, pre-contracts and procurement teams allocate dedicated team members to your project and they start getting the relevant and necessary wheels into motion.
Following appointing us as your partner, we go through many steps before any agreements are finally approved. As part of our turn key solution the team make sure all the legal documents and logistical documentation is in order.
This is necessary so your on site works can commence as and when necessary as well as be fully compliant once complete and signed off by building control. These up front works can also include preparing documentation for your landlord, solicitor and building management for a Licence to Alter, or drafting and preparing Health and Safety documentation to conform with current CDM regulations.
These upfront documentation and surveys are of paramount importance to everyone involved, be assured we take full responsibility wherever possible to ensure the process is as seamless as possible for you. Our technical cad team will attend site and perform a full survey and laser measure up of the space. following that data gathering process they will return to build detailed work cad drawings based on the 'design freeze' layout. these will be industry quality and once ready will be issued for review and approval prior to any work commence.
The final works, finishes and furniture schedule will also accompany the final build cads for approval and sign off. as you can see we leave nothing to chance, uncover all stones on site. Our processes provide the peace of mind that everyone needs to provide Niche Projects with the responsibility of delivering a well planned, turn key solution for you.
Time to get on site and start the build!. With the teams in the background ensuring all materials, furnishings, paperwork and contractors are all where they need to be during the build process.
Firstly, Niche readily invested an enormous amount of human resource, time, effort and visible seriousness in our project which was much smaller in size and scale than the kind of stuff you normally do.
Secondly, Niche's creative team, especially Vian, not only quickly understood the (somewhat poorly articulated) ideas we put forward, you also seemed to easily get in tune with our thinking, ideology and tastes, resulting in the creation of a new office that entirely reflects our ethos in terms of overall ambience as well as the specifics –right down to the little details.
Our office now evokes effusive praise from all visitors, including our Chairman who visited us a couple of weeks ago.
At all times, we found the Niche team to be open, responsive and communicative on all aspects of the office design and build. Niche provided significant design input, to enhance our own practical requirements and then delivered a high quality, finished office product immediately ready for occupation on the agreed date.
As an SME employing thirty people we found this process about as easy and problem free as one could hope for and the new offices are admired by visitors & employees alike, which, most notably has provoked a “C” change in employee attitudes to caring for their working environment. In light of the above we would have no hesitation in recommending Niche Projects to other Organisations/Individuals for their own fit out projects."
